The Black Point Beach Club Association is a private beach community that consists of approximately 575 properties. Together we all have the right to access and use the beaches accessible from East Shore Drive, the Clubhouse and recreation grounds at 6 Sunset Avenue, the clay tennis courts at the top of Nehantic Avenue, the parking lot at the bottom of White Cap Avenue, and the small lot fronting on the Pattagansett estuary.

Please keep in mind that our streets are shared by everyone. Please follow the posted speed limit (20 mph), stop at stop signs, and remember that there are lots of children running around and excitedly practicing their new found bike skills. Expect the unexpected and keep in mind our Safe Streets guidelines.
East Lyme allows golf carts to be used within our community. Golf carts are vehicles and are subject to all the regular traffic regulations plus additional regulations governed by East Lyme. Please ensure your golf carts are registered annually and all rules are followed.
As a special taxing district, Black Point does have the authority to assess taxes on property owners. This tax revenue is used for the ongoing maintenance and upkeep of all the Association’s shared assets. The annual budget is voted upon by the membership at the Annual Meeting (Saturday before Memorial Day). Taxes are due by July 1, the start of the fiscal year.
Your tax bill will be sent to you following approval of the budget. The bill will include one hanging parking tag and two stickers to use as you see fit. The parking tag is critical for parking in any of the lots – and yes, that means that golf carts also require a parking tag. Our parking spaces are limited so only one parking tag is available per property.
