Call for Volunteers
At the Annual Meeting on May 23, 2026, the membership approved the Board further exploring a potential expansion of the Association’s existing boundaries. A critical step in this process is amending the Association’s Charter. In order to do this, we will need to establish a separate Commission staffed by volunteers from the Community. This is an important opportunity for residents to help shape how our Association operates and to serve our community, not only with respect to the potential boundary expansion, but on other revisions to the Charter that the Commission may identify. Ultimately, the Charter Revision Commission will recommend Charter Changes to the Board; upon approval by the Board, those recommended changes will then be voted on by the membership.

Common Questions
What time commitment is required?
The expected time commitment is estimated to be approximately 40-60 hours over the 10-month period beginning August 1, 2026 – May 31, 2027. Meeting dates and times will be determined by the Commission, but at a minimum there will be two public hearings. These meetings and hearings can be done virtually so volunteering is not limited to full time residents.
Do you need certain expertise?
As a priority, we need people who care about how the community evolves and can listen to and rationalize varied inputs. The overall process is fairly well established, but legal, project management, or association/organizational experiences are certainly helpful.
I served on a Charter Revision Commission previously. Would that be useful?
That’s fantastic. You may have served on a Commission in your town or may have served on a previous Commission here in Black Point. Experience is certainly helpful, but not a requirement.
Why doesn’t the Board just do this?
The state statutes governing this process mandate that a separate Commission be established, however up to 1/3 of the Commission may hold another official position in the Association. In our case, that would be a Board member or a member of the Zoning Commission or Zoning Board of Appeals. This helps to spread the volunteer effort throughout the community and bring more varied ideas and inputs to the table. You can serve in one of these other capacities and still volunteer to serve on the Charter Revision Commission, but there is a quota.
How many volunteers are you looking for?
The Charter Revision Commission can have from 5-15 members with 6-9 probably being the sweet spot.,

The 2021 Charter Revision process resulted in a Charter amendment which established that each property shall have one vote in Association matters regardless of whether the property is owned by an individual, a trust, a corporation, or other such entity.
